How Construction Draw Loans Work

Construction loans release funds in stages as your build progresses. A bank inspector must sign off at each stage before the next draw is released. This protects the bank — and you. Interest-only payments during construction; converts to a permanent mortgage on completion.

1st Draw: Foundation complete

Footings, foundation walls, ground slab poured and inspected

Block walls to wall plate height, columns and beams in place

3rd Draw: Roof complete

Roof structure, sheeting, and weatherproofing complete

4th Draw: Lock-up

All external doors, windows installed; property is secure

5th Draw: Completion

Interior finishing, fixtures, final inspections passed

Total timeline: 12–24 months
