FINDING CANDIDATES

- Ask your architect or engineer — they know who shows up and does quality work
- Visit completed projects and speak directly with owners
- Do not rely solely on online listings or advertising
VETTING PROCESS
1. Request references from at least 3 recent clients — and call them
2. Visit a project they are currently working on
3. Confirm they are licensed (if licensing is required for their trade)
4. Ask for proof of liability insurance
5. Review their contract terms carefully before signing
CONTRACT ESSENTIALS
A proper contractor agreement must include:
- Detailed scope of work (what is and is not included)
- Fixed price or clear unit rates
- Payment schedule tied to completion milestones — NOT calendar dates
- Start date and completion date with penalties for delay
- Who supplies materials (contractor or owner)
- Warranty on workmanship (minimum 1 year)
- Dispute resolution process
PAYMENT SCHEDULE RULES
- Never pay more than 10% deposit upfront
- Tie payments to specific, verifiable stages of completion
- Retain at least 10% until final punch-list items are complete
- Never pay in full until you are fully satisfied
RED FLAGS
- Requests for large upfront payments
